What it actually controls
Lighting is usually first, because it gives the clearest return: scheduling, occupancy and daylight response, and scene control for spaces that change use through the day. Heating and cooling follow, tied to occupancy rather than a fixed timetable.
Power and energy metering at circuit level is what turns the rest into something measurable — without it, efficiency work is asserted rather than demonstrated.
Access control and life-safety systems are normally integrated for reporting rather than control: the supervisory layer can see and log events, but the safety systems keep their own certified logic.
The protocols, and why they matter to you
Lighting control commonly runs on DALI, which addresses each fitting individually and lets it report its own status, or on DMX where scenes change dynamically. Building services more often use BACnet or Modbus. KNX appears in integrated installations covering several disciplines.
The choice matters after handover rather than during it. It determines which contractors can work on the system, whether devices from more than one manufacturer can be mixed, and how much of a future change is configuration rather than rewiring. A system that only its installer can modify is a commercial decision, not just a technical one.
What it depends on
Automation is a network application. It needs structured cabling to the controllers, a network segment that keeps building traffic separate from office traffic, and power arrangements that keep controllers alive when the load they manage is not.
This is why the automation scope belongs in the same conversation as the electrical and cabling design rather than being added at the end. Retrofitting control wiring and sensor positions into a finished ceiling is possible, but it is the expensive route to the same outcome.
What to expect at handover
A schedule of what is addressed and where, so a fitting or sensor can be identified without tracing it. The control strategy written down — what runs on schedule, what responds to occupancy or daylight, and what the override behaviour is.
Interfaces that the people running the building can actually use, so routine changes such as moving a scene or adjusting a schedule do not require a specialist visit. Where that is missing, systems tend to be overridden to manual within a year and the savings quietly disappear.
